Help Alamo Middle School 8th grade students raise funds for their trip to Washington DC this summer. The Murray Family Foundation is sponsoring a Golf Tournament on Saturday, April 5th at the Meadow Creek Golf Club, Mission Texas.

The tournament starts with 7:15 am registration and pre-game putting event. At 8:00 am is the Shotgun Start for 2 person scramble. Cost is only $40 per player.

The $40 includes greens fees, cart, meal at end of tournament, snacks and non-alcoholic drinks during event, contents and opportunity holes, door prizes, and a cash prize to the top team. Mulligans will be available for $5 each (limit 4 per player).

On June 1, 2014, 8th Graders from Alamo Middle School will be participating in the trip of a lifetime. During the course of the school year, over 30 students and their families have been busy raising funds for this trip to our nation’s capital. This trip is becoming a tradition at Alamo Middle School, and this will be the 3rd time 8th Graders from the Valley journey to DC.

The primary goal of this trip is to broaden the students’ perspective by exploring this historic city and building on the topics introduced in their middle school curriculum. This trip is being coordinated by an 8th grade history teacher and Teach for America alumni. A handful of teachers and administrators will be the guides and chaperones for the students.

Some of the planned activities include a visit with our local representative at the Capitol, a stop at the White House, the National Archives and the Smithsonian Museums.

Almost half of the funds come directly from the students’ families and they are busy raising funds through BBQ fundraisers each semester, but they still need your help to make this trip a reality. 2013 Real Estate Market in McAllen TX

I hope everyone enjoyed the Christmas/New Year’s Eve break and is ready for 2014. We are now one week into this new year, and it is time to analyze our local real estate market for the past year. I have gathered sales information from the MLS database of the Greater McAllen Association of Realtors (GMAR) for the past 24 months to provide the analysis below.

2013 Sales Volume – Total Sales for 2013 was 2,334 homes. For 2012, sales totaled 2,338 homes. The year began very strong and we exceeded 2012 numbers almost every month. By the end of July 2013, we had a YTD improvement of 69 houses. The decline in sales began in late summer as the media focused on the looming federal government shutdown of 2013. This shutdown had the effect of wiping out our YTD gains in the sales volume and ending 2013 with four fewer houses sold than in 2012. Our local economy is dependent on the federal agencies and employees along the Texas-Mexico border. Many residential sales are to the employees of Homeland Security relocating to our region. Unfortunately, the government shutdown cast a dark cloud over the economic recovery we enjoyed at the outset of 2013.

December 2013 – This was our worst month compared to the previous year for two reasons. The first reason is the time delay in viewing a house, getting it under contract and closing on it. During the shutdown, some people stopped looking and we are witnessing the ripple effect. The second possible explanation for December’s shortcomings is that listing agents have yet to record the sale in the MLS. We waited for one week to run our sales reports, but some agents take longer to update the MLS, though GMAR rules require updates with 48 hours of closing.

1/15/14 Update - Nine additional sales have been recorded since writing this article. Total sales now equals 2,343 and we ended the year (for now) five houses better than 2012.

2013 Average Sales Price – On a positive note, we saw an increase in the value of the homes that were sold in 2013. The average sales price in 2012 was $124,631 and in 2013, it increased 6.25% to $132,392. This increase is partly due to fewer cash buyers in the market and more traditional transactions using a home loan. Cash transactions decreased from 820 houses to 785 houses and use of a conventional loan increased from 558 houses to 594 houses.

Happy New Year from RGV Realty!

I hope everyone enjoyed their Christmas. It is amazing how quickly another year has passed. 2013 was a very busy year for our office and we look forward to helping you buy or sell property in 2014.

This new WordPress format is really great for making updates to our website. One of my resolutions for 2014 is to write a few articles about the state of Rio Grande Valley real estate. A couple of the ideas that I have bouncing around my head include quarterly reports on sales from three of the local boards of realtors.

The first article will be on the sales volume and average sales price for 2013, but we have to wait for the sales from these last few days to be reported to their respective MLS. The preliminary numbers look like we held steady on the number of houses sold but had a slight increase in the average sales price.

The next article will deal with the foreclosure portion of the resale market. Historically, REO properties have been 40% of our local sales volume in McAllen area. Hopefully, we’ll see a return to traditional sales in 2014.

Since McAllen is a very busy retail city that draws customers from the entire Rio Grande Valley and Northern Mexico, please avoid the streets around La Plaza Mall and the other major shopping centers, unless you happen to be a last minute shopper like me :)

Another great activity for Christmas Eve is the Hidalgo Festival of Lights. My wife and I have gone for the last three years. It is great family event.
