Buying and selling real estate is a complex matter. In this maze
of forms, financing, inspections, marketing, pricing and
negotiating, it makes sense to work with professionals. Sellers are
represented by Listing Agents. It is important for you to also be
represented. Our office provides Buyer Representation. Below are
some of the benefits and services:
- Listen and evaluate the your specific needs.
- Locate properties that fit those needs.
- Assist you in determining the amount that you can afford
(pre-qualify).
- Show properties in your price range.
- Accompany you on the showings, or preview the properties on your
behalf.
- Identify any problems or issues to help you make an informed
decision.
- Advise you on structuring an appropriate offer to purchase the
selected property.
- Present the offer to the seller's agent and the seller on the
your behalf.
- Negotiate on your behalf to help obtain the identified property,

Obtain "Pre-approval" for Financing your new home
"Pre-approval" means you have met with a loan officer,
your credit files have been reviewed and the loan officer
believes you can readily qualify for a given loan amount
with one or more specific mortgage programs.
Based on this
information, the lender will provide a pre-approval letter,
which shows your borrowing power. It demonstrates your
financial strength and shows that you have the ability to go
through with a purchase.

Make an offer and negotiate
While much attention is spent on offering prices, a
proposal to buy includes both the price and terms. In some
cases, terms can represent thousands of dollars in
additional value for buyers -- or additional costs. Terms
are extremely important and should be carefully reviewed. A
Buyers' Agent can advise you on structuring a favorable
offer and can assist you with negotiation.

Closing and Funding
The closing process is where all of the necessary
paperwork needed to complete the transaction is signed.
Closing is typically held in an office setting, sometimes
with both buyer and seller at the same table, sometimes with
each party completing their papers separately. Whatever the
case, the result is that title to the property is
transferred from seller to buyer. The buyer receives the
keys and the seller receives payment for the home.
