Renting or Buying? The tenant's dilemma

Some ideas to help you decide:

• Examine both your short term (under 2 years) and medium term (2 to 5 years). If you don’t foresee yourself staying in your city for more than a year, renting would be the best option.
• How much do you have to put into a property? If you have the down payment plus closing costs, buying may seem attractive. A portion of your payment every month can build equity.
• Review your credit report. If your FICO score is low, you may want to rent while you improve your score and have the ability to qualify for better interest rates.
• Determine both rental and mortgage prices in your target neighborhoods.
• Do a cost benefit analysis of your ideal rent and buy scenarios.
• Review your budget with an accountant or a friend who understands accounting well.
• Decide based on these considerations and other factors (family needs, location, schools, crime, etc.) that may be important to you.
