Buying or Selling your property can be a complex process. Our job is to make it easier for our clients. Early in the process, you need to make sure you have the right agent working for you. Trust, knowledge and experience are critical in today's real estate market.

For Buyers, big changes are coming!

Historically, the compensation for your agent was included in the sales price of the property. As a result of a national lawsuit, Buyers will be responsible for determining the compensation of their agent and might have to pay for it "out of pocket". Many transactions will still follow the historic method, but with a lot more disclosures.

The biggest policy change mandated by the National Association of Realtors is that Buyers must sign a representation agreement with their agent before seeing any property. This document will cover Agent duties and compensation. A seasoned agent will best know how to advise you on lending, pricing, negotiations and how to structure the sales contract to include Agent compensation.

For Sellers, understanding new policy is also critical.

As more listings are staying on the market longer, it is important not to make it less desirable. More up-front costs to the buyer will make it difficult for the buyer to afford buying your property. Saving the Buyer's agent compensation may actually cost you the transaction.
